小弟前几个月在The Seed买了一间duplex unit.
个人非常喜欢。
请问有人也买了 the seed吗？

Heard from a stanchart banker who also bought a unit there. Sutera has added more manpower to the project and the pace has fasten. According to her estimation, phase 1 should be able to complete by March or April 2014.

Mar2013 is consider very slow.  I think by that time sutera need to pay penalty to  who are the pioneer buyer

Thanks for the info. Can I check if the completion date is written in our SPA? I do not recall such dates only mention that the developer has up to 36 months to complete the unit.

SPA上面是没有写completion date的。因为发展商只要在SPA日期的三年内(non-landed property)交锁匙给买主都不需要赔钱的。。。所以他们有很多时间before交锁匙给你....

我买的单位在五楼(最高六楼),但是building plan还未经过政府批准，希望不会有什么批准的问题。

when i bought, it came with package, free legal fee, stamp duty, mot, air-cond, kitchen cabinet... I guess you get the same package right?

LZ, 建议你开个the seed facebook group, 开放给买家/有兴趣者，这样大家可在里头分享the seed的进展和相关话题。我第一个会加入支持。（呵呵。。别叫我开，本人对facebook操作不很理解，只知道可分享资料）

我也是the seed买家。。每月都有去工地看进展 (顺便去Sutera Mall / Jusco)，还。。。是。。。很。。。慢。。。。。

我认为The Seed 是低密度公寓，但Raffles Suite昰高密度项目并有店面，吸引的买家应该不一样吧。不知这样的分析对不对?

raffles suite确实是高密度的公寓。
此外发展商的没有名气。我猜没错的话应该是第一次发展商。
希望the seed能够成为非常好的发展。

之前本地打工仔还可能负担得起，现在目标已转成SPR/Singaporean/本地老板级和高薪级。
我相信再多一年应该会涨到RM600k-650k.

cheeking, you still can buy now if you got spare cash. The price will go up till 2015 for sure (your type C may hit 900k or 1m), after that a lot of new condos (>50 projects) will be completed in the market, then the market will need some time to adjust and we will know the real price at that time, no matter how, the early bird always be safe.Hehee.. i got no more cash so cannot buy liao.

Is the increase in price now reflects a situation where the demand of new units outstrips the supply?很多人说新山的房产是有价无市，人人想买新屋所以二手屋价钱不怎么样，如果想卖个高价可能不这么容易，何况我们这里有的是地，你们认为这样的说法有道理吗?

i believe it will go up 1mil(new parcel from developer) by 2015 as well.
going go buy now , risk/rewards ratio is not that good now
i rather keep the cash for next project launch by sutera.
there is empty land beside the seed belong to sutera. not sure what/when they going to launch there

以地点和现在价位来看，比较适合自住。投资的话不是不行，只是租金回报率应该比不上坡底/沿海的公寓。如果是资本回报率则得看整个发展完成后（3-5 年后）才能真正能看到。

不像其他项目，五福城的优点就是它可以不依赖新加坡人来投资，也能依靠本地人来支撑， 这就是它的最强优点之一，所以相对于其他昂贵的项目，它的风险也不来的这么高。比方说，我本身现在最欣赏的住宅区是Horizon Hill, 环境非常高尚和幽静，每次经过就会都会幻想住在哪里，但是五福城的规划和活动却是更完善和方便 （吃和购物），也保留着本土的精神，这就是为何我个人比较喜欢五福城，the seed 也是让我小小家庭能够舒舒服服的住在一起，又不会太大间，只希望邻居都是好人就好了。

唯一的不喜欢就是五福城竟然没有自己的一条大道直出坡底，必须去皇后U转或通过Perling小道。要成为地点好的高尚住宅，却要如此委屈，希望以后能建条天桥大道，那时屋价肯定更值钱。

还有就是在新山，可以（有能力）的话，尽量买高尚和保安好的住宅，治安问题是钱不能弥补的，以后要脱手也比较容易。

我也是好向往有天可以住在horizon hill 和 east ledang..环境真的很优美
the seed我看过show house和他的社区规划，觉得很喜欢。。不过我也想到租金回报率是一个问题
像nusajaya, kota iskandar太多外资买来投资，也不晓得2015年建好时，会不会有价无市

非常赞同以下几点

I bought SEED Condo Unit (1,394 Sqft) in Apr 2013....paying RM550 psf (or RM766K) for Phase Two.  Now Phase 3 launched. This will be the last 4 blocks of the Condo Unit (surrounding the Swimming Pool). The Price according to Poperty Guru is RM 1mln or RM 717 psf for the last 4 block of Condo Units....Phase 4 & 5 (last 2 phases) will only have Duplex no more condo units.

I recently came across a few "rumours" (because the claims are not substantiated) about IKEA opening its JB outlet just opposite the Sutera Mall.
If this were true, it would obviously make quite a difference to our area and I suppose the long-term value of the Seed.
Anyone care to comment?

Welcome Chrismt & Bulkowski to join the community. I am phase one owner, although the progress is running, still not sure next year phase one can hand over the key on time. Otherwise we can claim LAD from developer.

If IKEA open at Sutera Utama area, sure it will bring up the entire property value for this area. But don't bring hope on this rumours, cause the Tebrau IKEA also rumours for years and never come true.

Any one got latest update for The Seed price? I mean phase 3.

真的吗，多半年就可好了？太期待了。可是至今我的progress billing （block 6)只到35% 而已，要VP也要至少80% - 90% 吧。。 还有请问第一排角头那间Duplex示范屋可去看了吗？

基本上已好，因为由于那排Duplex还有其他单位的施工还在近行着，为了安全起见，所以把示范单位给挪后了。我看如没突发事件，明年phase1 VP 因该不成什么问题吧！

phase 1 应该肯定明年VP.
发展商要还利息给买主了，因为延迟hand over.
至于the seed的landscape应该需要蛮多时间做的。
还蛮期待他的设施。
